This phase includes the assessment of the project site, including surveying, platting, civil engineering, master planning, and geotechnical engineering.
We want to make sure your site is "buildable" prior to learning about critical foundations issues during the construction phase.
During this phase, the Architect leads the programming, concept/schematic design, design development, and construction documents.
The Architect confirms the business and financial needs of the client, then develops the scope, schedule, and budget of the project to meet the client's vision.
Construction estimates will be begin at the 50% design to determine whether the scope of the project meets the client's budget requirements. Adjustments will be made to the design, if required, as budget assessments are conducted at 100% design and continually through the construction phase.
The Architect is in the best position to advise the client to certain values in the design and engineering systems to meet the scope and budget intent.
Working with trusted subcontractors, we keep them accountable throughout the entire build. From sequence to production and quality control, we stay focused on the goal.
This phase also includes site cleanup, systems training, final inspections and move-in coordination. After completion, we have a final walkthrough to ensure your complete satisfaction.
